Mergers and Acquisitions for Experiential Destination Lodging in North America 

Project Summary:

Problem: An international experiential destination lodging company was looking to expand across the Americas. They already had well performing properties in Australia, Canada, New Zealand and Chile, but didn’t really understand benefits of going into the United States, Mexico, or the Caribbean. The brand and investors needed unbiased guidance on what were favorable markets, acceptable costs and potential partners for each potential location.

Actions: I advised on potential benefits of M&A with existing brands and properties in these regions, and what may be key locations and partnerships. Unlike just going to an international hospitality real estate broker, I analyzed the P&L statements, reviewed the operations budgets, scrutinized the social marketing and reviews, and weighed the pros vs cons of redevelopment of property. If there were entitlements for redevelopment, i reviewed the potential adverse effects on the local market.

Results: After fully understanding the nuances of the brand, and market differentiation, I was able make 5 recommendations on potential locations for the expansion into the Americas. This was a short list from dozens of properties that I spoke to, and not just a desk top exercise, but in-depth due-diligence with a cost/benefits delivery for each property. I potentially saved the brand and investors millions of dollars and time in the case, that in unsuitable location was chosen with unforeseen risks.
