Ultra Luxury Ranch Design and Construction in Aspen, Colorado

Project Summary:

Problem: A 16,000 sq ft Ultra Luxury residence on a 100-acre ranch has been under construction for 7 years, the design and construction have been rife with delivery issues, including, poor tracking of RFI’s, construction change orders, and discussions of what has been built, were either design flaws or construction defects. Aspen, Colorado is an a region where construction costs can be high in remote relocations, and where the labor pool is sparse and the weather creates seasonality when you can build. 

Actions: I advised as a subject matter expert (SME), for the finished construction, to help determine what were the potential design flaws vs construction defects. I also delivered a strategic plan for the costs and expected timeline that the improvements could be made, so that owner could rest assured that after spending $65M on construction, the correct steps where being done to deliver as expected. Discussions with the local city building department were had to verify what were the submitted drawings.

Results: After enlisting a new architect, engineering team for structural, MEP, and landscape designer, we could then format a plan and develop a budget for the re-construction that needed to take place. Millions of dollars of construction and months were saved by isolating only what needed to be re-designed and re-built. Litigation was spared as there was an agreement put in place to off-ramp the prior design and construction team, who agreed to share prior documents and communication on the project.
